Project Details - Environmental site assessments
We regularly undertake environmental site assessments of a wide variety of sites ranging from virgin green field sites to brown field sites to operating businesses. The assessments range from walk through and preliminary scoping and screening to detailed Phase I, or Phase II or Phase III assessments. If requested by our clients we design and management site remediation programs to bring sites into compliance with regulatory requirements or other more stringent requirements as requested by our clients.
Our Phase I environmental site assessments are conducted in accordance with CSA standard Z 768-01 typically involves addressing a minimum of 38 items that may potentially impact the environmental integrity of a site.
A short summary for those not familiar with a Phase I Environmental Site Assessment is provided below as a quoted extract from the Canadian Standards Association, CSA Standard Z 768-01:
"The purpose of a Phase I ESA is to identify actual and potential site contamination. This involves the evaluation and reporting of existing information collected through records review, site visit and interviews. Phase I ESA's may assist in reducing uncertainty about potential environmental liabilities and may be a basis for further investigation of the property. Phase I ESA's may be used to make informed decisions about property transactions, identify certain baseline environmental conditions, and assist in meeting regulatory requirements and as an initial step in site remediation. It does not involve the investigation procedures of sampling, analyzing and measuring unless enhancements are agreed upon between the Client and Assessor." …
Based on the findings of a site assessment we are often retained to complete the design and management of remediation plans to address environmental issues. We deal with a host of problems that can impact a building or site such as, mould and mildew, dust, lead and other metals, spilled fuel oil, PCB, asbestos, insect and pest impacts, underground tanks and soil gases (radon, methane).
